The CREDITCHECK PLUS DOC COLLECTION has been created for those landlords who want credit checks conducted and would like all the important information and documents necessary to make an informed decision on whether or not to grant the tenancy.


Having to ask for intrusive and confidential documentation from a prospective tenant that you have met, instinctively like and have a good gut feel about, can feel uncomfortable and unnecessary in some instances.

You may find it much simpler and quicker to allow a Privatelandlord to collect all the necessary information for you? – we know exactly what is needed and are set up to collect everything and get it back to you for your scrutiny as quickly as possible, whilst not compromising the goodwill build up between you and the tenant.

It is important to understand that this product provides you with a credit report and all of the information and documentation you need to assess your prospective tenant.

WE ARE ONLY ABLE TO PROVIDE THIS SERVICE AT THIS PRICE DUE TO THE FACT THAT WE DO NOT PROVIDE any advice, opinion or analysis on the suitability of your prospective tenant or on their credit report. Should you require a full assessment of the prospective tenant, we would suggest that you opt for the full TENANTCHECK product.

Never fear! – you can purchase the CREDITCHECK WITH DOC COLLECTION first and upgrade to the full TENANTCHECK later if you so wish.

The cost to upgrade to the full TENANTCHECK (we handle the complete screening process for you and offer our expert opinion and recommendations) is an additional R600.00 regardless of the number of tenants.


IF I DO A CREDIT CHECK, DO I STILL NEED THE APPLICATION FORM AND DOCUMENTATION?

  • The fact is, that even though a clear credit record is a good indication that you are dealing with a decent tenant, it is by no means a guarantee and should never be relied upon as the sole reason for granting a tenancy. The credit check should be scrutinised together with a comprehensively completed application form, applicable documentation and reference confirmation.

    All of the information collectively allows you to compare the tenant’s application form against their credit report and the various other information you have obtained.

How do I know who I should conduct the CREDITCHECK PLUS DOC COLLECTION on?

A good rule of thumb is to properly screen everyone who you are relying on financially to contribute toward the rent. In order to conduct a proper screening, you will need all the information provided by the CREDITCHECK PLUS DOC COLLECTION. (go to our website for more on screening tenants…should we have an attachment re screening tenants?...i think so…can find that kind of info anywhere on the net so why not have it?...adds to credibility and making it sound difficult.)


Some examples of when to screen everyone:

  • A couple who can only afford the rent when their salaries are combined.
  • A few friends moving in together
  • When the tenant/s need a guarantor because they have bad credit/cant afford the rent on their own.


IMPORTANT:

We do charge the tenants a nominal application fee of R100.00 per credit check.


TO ASSIST YOU:

We have attached the “EMAIL TO TENANT” which is an example of an email you can send to your tenant once they have indicated interest in applying for your property. It explains to the tenant what to do next and the application fee.

WHAT DO I NEED TO GET STARTED?

This product cannot be upgraded to the full TENANTCHECK product at a later stage. Should you be unsure of whether or not you might want to upgrade or what kind of application form and supporting documentation you need to request from the tenant to complete the screening, it may be more prudent to rather select the CREDITCHECK WITH DOCUMENT COLLECTION product – it is only R100.00 more and you will get everything you need to be able to carry out a proper screening and have the option to upgrade to the full TENANTCHECK if you need to.


FREQUENTLY ASKED QUESTIONS:


  • HOW LONG WILL IT TAKE BEFORE I GET THE REPORT BACK?

It all depends on how quickly the prospective tenant/s respond. As soon as you have submitted the tenants details, the tenant will automatically be notified by SMS and email and asked to confirm permission for us to carry out the credit checks and to forward us a copy of their I.D. – all of which can be done on the site in a matter of minutes.(we use electronic signatures) – as soon as we receive everything back, we will notify you to make the purchase. As soon as we receive proof of payment, we will conduct the check and make available to yourself – it could be done within an hour but we prefer to say 3 hours on average, subject of course to the speed of the tenant’s response and our business hours.


  • WHAT ARE YOUR BUSINESS HOURS?

Our business hours are 9am -5pm, Monday to Friday.


  • HOW WILL I KNOW IF MY TENANT HAS RESPONDED OR WHEN MY QUICKCHECK CREDIT REPORT IS AVAILABLE?

Fear not! Communication is very important to us. We are acutely aware that you are anxious to know if you found the right tenant and have let your property out!

Our system has been purposely designed to notify you by email and SMS, whenever any activity takes place on your account – any communication, payment or document upload will immediately be communicated to you so you can see exactly what is happening in real time and can check your profile instantly!
We will let you know as soon as we have contacted the tenant and we will let you know as soon as we receive anything from your tenant and when your report is ready, so you know exactly what is happening every step of the way. Please also feel free to contact us at any stage for any reason.


  • WHAT DO I DO IF THERE IS NO RESPONSE FROM MY TENANT?

As soon as you submit your tenants details, our system immediately contacts the tenant on the contact details you have provided and sends them a permission form and instructions on what to submit. Our system is alerted whenever any activity takes place so we know exactly when anything is submitted and a team member immediately checks the documentation – you too are alerted.

24 hours after we contact the tenant, if we have not yet received any documentation, our system will send a reminder to the tenant that we are waiting on their response. Should we not receive any response 24 hours after that, we will notify you and suggest that you carry on looking for another tenant or you may want to contact the tenant to check if they still intend applying. If you get no response from them, they probably don’t intend to.
